We are supporting a major residential development project in Manchester delivering a 1,000 residential unit scheme, as well as retail and commercial space as part of a neighbourhood regeneration scheme.

The programme includes the construction of multiple high-rise and mid-rise buildings, extensive public realm works, and associated infrastructure over the next couple of years.

This exciting opportunity will see the successful candidate play a pivotal role in commercially managing the project across all stages — from pre-construction cost planning and procurement through to contract administration, cost control, and final account settlement. You’ll work closely with the project team to ensure cost-effective delivery, manage subcontractor pricing and valuations, contribute to commercial reporting, and support value engineering initiatives on a high-profile, large-scale residential build.

The role offers up to £65,000 per year plus benefits.

The Role

  • Commercial management of a large-scale residential / mixed-use development

  • Managing project costs from pre-construction through to final account

  • Preparation and control of budgets, forecasts, and cost reports

  • Procurement of subcontractors and suppliers, including tender analysis and negotiation

  • Valuation of works, certification of payments, and management of variations

  • Monitoring cash flow and ensuring financial performance targets are met

  • Supporting value engineering and cost optimisation initiatives

  • Working closely with site teams, project managers, and commercial leadership

  • Assisting with contractual matters and final account agreements.

 

About You

  • Proven experience working as a Quantity Surveyor within construction or main contracting

  • Background in residential or mixed-use projects preferred

  • Strong commercial awareness and cost control skills

  • Confident managing subcontractor packages and valuations

  • Good working knowledge of standard forms of contract

  • Excellent communication and stakeholder management skills

  • Ability to work autonomously on a complex, fast-paced project.
